Extension of Last date of Submission The Reserve Bank of India (RBI), Panaji, Goa urgently requires 20 nos. residential apartments having carpet area (exclusive of balcony/ sleeping-out terrace, staircase, lift, lift/staircase lobby, common passages, service shafts, etc.) in the range of 94 - 105 sq. m., 105 – 116 sq. m. and 131 – 145 sq. m. on lease for its Officers in different Grades. The flats should be located in and around 7 to 8 km from the office situated at Patto, Panaji. All apartments should have minimum of 2BHK accommodation. The complex in which the apartments are situated should have at least one covered car-parking per flat. The offers are invited for the purpose from Housing Societies / Builders / Corporate Clients / Owners (with valid registration and proper necessary documents) for giving on Lease/Leave and License basis flats. The offers received for giving on Lease/Leave and License basis, flats in bulk at one location / in one complex preferably in the same/adjacent buildings by Housing Societies / Builders / Corporate Clients / Owners will be given priority over the offers received from individual Owners offering single flats each. Notwithstanding the party making offer, the “Lease/Leave and License Agreement” shall only be made between the Reserve Bank of India (Licensee) and the lawful owner of the flat (Licensor). The initial period of lease will be for 3 years which may be extended with mutual consent for another 2 years on same terms and conditions but with a suitable escalation in the monthly rent. The Licensor and Licensee may terminate the agreement by giving 60 days' notice after lapse of a period of 9 months. The agreement must be registered with the sub-registrar and charges of the same shall be borne equally by both parties. The lease rent decided upon shall be fixed for a lock-in period of 3 years initially. In case the offers are received through Corporate Clients (brokers), they shall have to provide all the standard services to the Licensee during the entire process from making the offer to inspection of the premises/flat to entering into the agreement with the Licensor registration of the agreements to handing over the keys to the Licensee to coordinating between the Licensee and the Licensor throughout the currency of the lease agreement. The brokerage for giving such services to the Reserve Bank of India shall be paid to the Corporate Clients limited to a maximum of one month's rental of the flats being taken on lease.
